Frequently Asked Questions.

I have an existing tenant. Can you take over mid-lease?

Yes — we absorb existing leases and honor their terms. The tenant gets our portal login, our emergency line, and our better response times. Their rent, deposit, and lease end-date don't change.

How do you determine the rent for my property?

Comparable analysis across MLS, Zillow, Apartments.com, and our managed portfolio. We look at 30–50 comps for a long-term rate, or AirDNA & our own STR data for vacation pricing. You get the full comp set before we list.

Who holds the security deposit?

California law requires a dedicated trust account. We hold it in a non-interest-bearing broker trust account and reconcile monthly. At move-out, we follow the 21-day return rule with full itemization.

What if a tenant stops paying rent?

We issue a Pay-or-Quit within 3 days, work with you on options (repayment plan vs eviction), and coordinate the unlawful detainer if it comes to that. Eviction work is billed at $199/hr. In 15+ years, the overwhelming majority resolve before filing.

Do I need to use your vendors?

No — we're happy to use your plumber, HVAC guy, or handyman if you have preferred vendors. We just need their W-9 on file for year-end 1099s.

Is there a minimum term?

Our management agreement is 12 months, cancelable with 60 days notice after that. We'd rather earn a year-two renewal than trap anyone.
