Rent is paid through the resident portal, with a non electronic option available on request.

Maintenance requests go through the portal. Genuine emergencies get the twenty four hour line and a same day response.

What California guarantees you.

We would rather you know these than not. A landlord who follows the rules has nothing to lose by telling you what they are.

  • Security deposits are capped at one month's rent for most tenancies
  • Deductions from your deposit must be documented, and photographs are required
  • Routine cleaning cannot be charged automatically at move out
  • You must be offered at least one non electronic way to pay rent
  • You cannot be charged for the service of a termination notice
  • Where the rent cap applies, increases are limited and the limit changes each August
  • After twelve months of tenancy, most terminations require a stated just cause, and a no fault termination requires relocation assistance

How do I apply?

Every available property links to an online application. You will need photo identification, proof of income, and contact details for prior landlords. California limits screening fees and we process applications in the order received.

What do you require to qualify?

Generally verifiable income of roughly three times the monthly rent, positive rental history, and credit consistent with paying on time. We look at the whole application, not one number, and we apply the same standard to everyone.

How do I pay rent?

Online through the resident portal. A non electronic payment method is also available, as California requires.

How do I report maintenance?

Through the portal for anything routine. For a genuine emergency such as flooding, no heat, or a gas smell, call the emergency line. Emergencies are handled around the clock.

Can I have a pet?

It depends on the property and the owner. Assistance animals are not pets and are handled under fair housing law, not pet policy.

What happens to my security deposit?

California caps most security deposits at one month's rent. When you move out we compare the condition to the photographic record taken at move in. Normal wear is not deductible and routine cleaning cannot be charged automatically. You get an itemized statement.
