Every online rent estimator has the same problem: it does not know your property. It knows a city, a bedroom count and an average. On the Monterey Peninsula that gap is wider than almost anywhere, because two houses on the same Carmel street can differ by two thousand dollars a month on view, light and parking alone.

So treat the figure above as the middle of a wide distribution. It will be close for a typical property and wrong for an unusual one, and the Peninsula has a lot of unusual properties.

What actually settles it is comparables. Which properties near you leased in the last six months, at what rent, in what condition, and how long they sat. That is a different exercise, and it is the one we do for free.

How accurate is this estimate?

It is a starting range, not an appraisal. It is built from published rent data for each Peninsula city, adjusted for bedroom count, property type and condition, and it will get you close on a typical property. It cannot see your street, your view, your parking, your condition in detail, or what the house next door actually leased for last month. Those are what move the number most, and they are what the written analysis covers.

Where does the data come from?

Published median gross rents from the US Census American Community Survey five year estimates for each city, cross checked against current asking rents reported by the major rental portals in 2026. Bedroom level figures are used directly where a source publishes them and scaled from the nearest comparable city where it does not.

Why is the furnished number so much higher?

A furnished tenancy of thirty days or more clears the short term rental threshold in every Peninsula jurisdiction, so it needs no vacation rental permit, and the tenant pool of relocating executives, visiting faculty and owners between homes pays a real premium. The gross is higher and so are the costs: you furnish it, you pay utilities, and you turn it over more often. Whether it nets more depends on the address.

Does the estimate account for the vacation rental rules?

The furnished figure assumes a thirty day minimum tenancy, which is legal everywhere on the Peninsula. It does not model nightly rental, because nightly rental is banned, capped or closed in most of this market. Our vacation rental guide covers where each city stands.

What would you actually charge to manage it?

10% of collected rent per month plus a 30% leasing fee when a new tenant is placed, for an annual lease. Furnished and short term management is 22% of gross, all inclusive. The calculator shows both figures against your estimate.
