What areas do you manage?

Carmel-by-the-Sea, Pebble Beach, Pacific Grove, Monterey, Carmel Valley, Seaside and Marina. Our office is in Carmel, which places us inside the thirty minute response radius that Pacific Grove and unincorporated Monterey County require of managed properties.

What do you charge?

10% of collected rent per month plus a 30% leasing fee for long term residential. 22% of gross, all inclusive, for furnished and short term. Luxury estates are quoted individually. There is no setup fee and no renewal fee, and the full schedule is published on our pricing page.

Do you mark up maintenance?

No. You see the vendor's actual invoice and pay it. There is no coordination fee and no margin added to repair work, regardless of which vendor performs it.

How is this different from other Peninsula firms?

Two things. Our fees are published on the website, which only a handful of firms here do. And the firm is run by a working broker at Sotheby's International Realty, so you get an informed answer on what the property is worth and whether renting is still the right decision, not only on how the rental is performing.

Can you tell me whether I should sell instead of renting?

Yes, and we will. Every managed property gets an annual review comparing holding, re-leasing, furnishing and selling, using Sotheby's comparable sales rather than an online estimate. If the answer is that you should sell, you will hear it from us.

Can I still run a vacation rental on the Monterey Peninsula?

It depends entirely on the jurisdiction and how you hold title. Carmel and Monterey ban it in residential zones. Del Rey Oaks and Seaside's non hosted category are closed. Pacific Grove is capped and zone restricted. Marina requires owner occupancy. Unincorporated county caps commercial vacation rentals at four percent of housing stock, bans them outright in several areas, and excludes properties held in an LLC. What is a thirty day furnished tenancy and why does everyone mention it?

A furnished rental with a minimum stay of thirty days or more. Because it clears the short term rental threshold in every Peninsula jurisdiction, it needs no vacation rental permit, is unaffected by the caps, and is available to properties held in an LLC and to condominiums and accessory units that cannot get a vacation rental permit. In Carmel and Pebble Beach it frequently earns more than an annual lease.

Do you work with owners who live out of the area?

Most of our owners do. Nearly half the housing in Carmel and over a third in Pebble Beach is a second home. Everything runs through an owner portal, and if you hold a short term rental license in Pacific Grove or a commercial vacation rental permit in unincorporated county, a manager who can reach the property within thirty minutes is a permit condition rather than a convenience.

How quickly do you respond?

Typically within one business hour during business hours. Your call reaches Mike, not a call center. Active tenants have a twenty four hour emergency line.

How long is your management agreement?

Twelve months to start, then cancelable by either party on sixty days written notice. We do not use automatic multi year renewals.
