The Monterey Peninsula is not one market. Each city sets its own short term rental policy, its own licensing, and its own renewal calendar, and two of these jurisdictions require short term rental licensees to have a manager who can reach the property within thirty minutes.

Why local matters here

The thirty minute rule.

Pacific Grove requires a short term rental licensee to live within thirty minutes by vehicle or hire a property manager, with a site manager reachable around the clock. Unincorporated Monterey County, which includes Pebble Beach, Carmel Valley and Carmel Highlands, requires a commercial vacation rental to have a manager able to arrive within thirty minutes, 24 hours a day. Neither requirement attaches to an ordinary annual tenancy.

Several of the firms marketing hardest to Peninsula owners are based in Salinas, Hollister and Santa Cruz. A manager working from there cannot realistically meet a thirty minute condition. Our office is in Carmel.
