Quick Answers Before You Reach Out.

Why is your long-term rate lower than the big franchises?

Because we never manage more than 40 units. No regional VP, no corporate overhead, no call center. Our costs are genuinely lower — so yours are too.

Is the 8% monthly fee on collected rent or scheduled rent?

Collected rent. If a tenant doesn't pay, we don't get paid either. It keeps our incentives aligned with yours.

What happens at lease renewal?

No renewal fee. We negotiate the renewal, update paperwork, and keep the monthly 8% running. That's it.

Can I switch from long-term to short-term or vice versa?

Absolutely — many of our owners flex between the two. We help you model which is more profitable for your specific property.

Do you mark up vendor invoices?

Never. You see the exact invoice. We coordinate at no charge — that's already baked into your monthly fee.

Is there a minimum term?

Our agreement is 12 months, cancelable with 60 days notice after that.
