Sign lease, pay deposit + first month, collect keys. Move-in inspection with our team so there are no disputes later.

How much is the application fee?

$45 per adult applicant. Applies toward credit, background, and employment verification. It's non-refundable whether or not your application is approved.

What income do I need to qualify?

Generally, gross monthly income of 2.5× the rent. Co-signers are accepted when income falls short — they need 3× the rent.

Are pets allowed?

Varies by property. Pet-friendly listings are marked clearly. Pet deposits range $300–$700 per pet; we accept ESA/service animals per California law without additional fees.

How do I submit a maintenance request?

Through the portal — fastest route, 24/7. For true emergencies (flood, no heat in winter, smoke), call our emergency line at 831-578-4601.

When is rent due?

The 1st. Grace period runs through the 5th. Late fees apply after that per the lease.

How do I get my security deposit back?

Return the property in the same condition as move-in (normal wear excepted). We send a full itemized statement within 21 days of move-out, as California law requires.
