A single family home in Monterey currently rents for $3,500 to $8,500 per month long-term, depending on neighborhood, size, and views. Bay-view homes and properties in Skyline Forest or Monterra command the top of that range. Furnished 30-day rentals earn $5,000 to $12,000 per month, driven by strong demand from Naval Postgraduate School, Defense Language Institute, and CHOMP professionals.

Monterey is one of the most reliable long-term rental markets on the Peninsula, with year-round demand anchored by military rotations, healthcare employment, and the growing Cannery Row professional workforce. What follows is how the pricing actually works and what determines where your specific property lands.


Long-Term Rental Ranges by Monterey Neighborhood

Monterey is a large city with meaningful pricing variation across neighborhoods:

What Drives Monterey Pricing

Bay views

Monterey's topography gives many properties partial or full views of Monterey Bay. Genuine bay views add 20 to 40 percent to comparable non-view pricing. This is the single largest variable in Monterey rental pricing after neighborhood.

Proximity to major employers

Renters in Monterey are heavily employment-driven. Properties within a 10-minute drive of the following command a premium:

  • Naval Postgraduate School (NPS)
  • Defense Language Institute (DLI)
  • Community Hospital of the Monterey Peninsula (CHOMP)
  • Ryan Ranch business park
  • Downtown Monterey / Cannery Row

Skyline Forest and Old Town do particularly well because they serve multiple employment centers.

Move-in condition

Monterey renters are more move-in-condition sensitive than Carmel or Pebble Beach renters, where character can offset dated finishes. In Monterey, updated kitchens and bathrooms materially affect list-to-lease timing and final rate.

Parking

Monterey neighborhoods have wildly varying parking situations. Off-street parking, especially two-car garages, is a meaningful rate driver in New Monterey and Old Town where street parking is competitive. In Skyline Forest and Monterra, parking is assumed and does not affect pricing.

Yard and outdoor space

Fenced yards command a premium, especially in family-oriented neighborhoods like Del Monte and Skyline Forest. Pet-friendly properties (with appropriate yards) also see stronger applicant pools.

The Military and Institutional Demand Layer

Monterey's rental market is anchored by two federal institutions that move families in and out on multi-year cycles:

Naval Postgraduate School (NPS) brings roughly 1,500 graduate students at any given time, most with families, on 18 to 36 month rotations.

Defense Language Institute (DLI) brings a rotating population of language students and instructors, many of whom prefer off-base housing for family reasons.

These populations rent reliably, pay through automatic BAH (Basic Allowance for Housing) allocations in many cases, and treat properties well. The BAH rates for O-3 through O-6 officers in Monterey materially set the floor for the 3-bedroom rental market.

Understanding BAH timing (report dates cluster in June/July and January) matters when planning listing timing. A property that comes available in late spring will lease faster and at higher rates than one that lists in October.


Furnished 30-Day and Mid-Term Rentals

Monterey has a strong furnished 30-day market driven by:

  • CHOMP traveling nurses and locum physicians
  • NPS pre-arrival house-hunting families
  • DLI language students on shorter rotations
  • Defense contractor consultants
  • Corporate relocations to Cannery Row employers
  • Extended-stay leisure travelers

Furnished 30-day ranges: - 2-bedroom home: $5,000 to $7,500/month - 3-bedroom home: $6,500 to $10,000/month - 4+ bedroom home: $9,000 to $14,000/month - Bay-view premium: add 25 to 40 percent

Short-Term Rental Rules in Monterey

Monterey city limits STRs (stays under 30 days) through a permit system with active enforcement. If your property does not currently hold an STR permit, adding one is difficult. For most Monterey owners, the practical rental strategies are:

  1. Long-term unfurnished lease (12+ months)
  2. Furnished 30-day+ rental (particularly strong given institutional demand)
  3. Long-term furnished lease (12+ months furnished, targeting NPS/DLI officers)

Unincorporated areas outside city limits have different rules. If your property is in Pebble Beach, Carmel Highlands, or unincorporated Monterey County, the STR framework is different and should be verified with the county.


What Monterey Owners Underestimate

Timing matters more than in Carmel or Pebble Beach. Because so much of the market is driven by NPS and DLI cycles, listing in the wrong month can extend your vacancy by 30 to 60 days. Listing in June for a July 1 move-in captures the strongest applicant pool of the year.

View premium is real but often overstated. A partial bay view visible only from a second-story bedroom window earns less premium than owners expect. Full living-room views command the real premium.

Furnished pays disproportionately well in Monterey. The institutional and healthcare demand for 30 to 180 day furnished stays is deeper than most owners realize. Some properties that struggle at $6,500/month unfurnished long-term will lease consistently at $9,000/month furnished 30-day.

Move-in condition is negotiable in the offer stage but not the listing stage. Properties that show dated in photos underperform their neighborhood range regardless of what the owner is willing to negotiate.
