
What Does Property Management Cost on the Monterey Peninsula?
Comparing property management pricing on the Monterey Peninsula is unusually difficult, for a simple reason: almost nobody publishes it. Of the firms serving this market whose websites we have reviewed, only a handful show a number anywhere.

One local firm publishes 25 percent of the first month's rent plus 10 percent ongoing, with a placement only option at a full month's rent. Another publishes 10 percent with a $100 monthly minimum. A regional operator advertises no leasing or renewal fees at all, which is worth asking about, because the margin is usually somewhere.
The four costs that are not in the headline number
1. Vendor markup
The most expensive line item that nobody quotes. A firm adding ten percent to every repair invoice on a property with $4,000 of annual maintenance collects $400 a year that never appears in the fee comparison. Over five years that is $2,000, which dwarfs a one point difference in the monthly fee on most Peninsula rents. Ask directly, and ask to see an invoice.
2. Rent set too low
The largest hidden cost by a wide margin. A property priced $200 a month under market because nobody pulled real leased comparables costs $2,400 a year, every year, plus the compounding effect on every subsequent increase. On a Peninsula rent that is worth several points of management fee. The cheapest firm that prices lazily is the most expensive firm you can hire.
3. Vacancy
Three extra weeks of vacancy on a $3,800 property is roughly $2,600. Marketing quality, photography, showing responsiveness and turnover scheduling all feed into this, and none of it shows up in a fee schedule.
4. Compliance failure
A missed rent cap exemption notice, a security deposit deduction that cannot be documented photographically, a missed City of Monterey registration deadline, a vacation rental operated without an eligible permit. Any one of these costs more than a year of the fee difference between the cheapest and most expensive firm in this market.
What should be included at any price
- Marketing, professional photography and showings
- Full applicant screening within California's screening fee rules
- Lease drafting with current required disclosures
- Rent collection with a non electronic payment option, as the law now requires
- Move in and move out inspections with photographic documentation
- 24 hour emergency response
- Monthly statements, year end summary and 1099s
- Vendor coordination
If any of those is an add on, the headline fee is not the fee.
How to compare a quote properly
Ask four questions. What is the total of every fee I would pay in a typical year, in dollars? Do you mark up maintenance, and will you show me a vendor invoice? What rent will you list at, and what leased comparables support it? What happens if I want to leave?
The fourth one is revealing. A firm confident in its service does not need a long lock in. Ours is twelve months, then sixty days notice.
